Project Manager
Job description
Role Overview
We are seeking an experienced Project Manager with a strong background in cladding systems, façade refurbishment, and firestopping. The successful candidate will oversee the safe, timely and high‑quality delivery of projects, ensuring full compliance with industry standards, Building Regulations, and fire safety legislation.
You will manage site operations, subcontractors, materials, health & safety, and client communication while driving exceptional workmanship and maintaining programme targets.
Key Responsibilities
Site Management & Delivery
- Lead day‑to‑day management of cladding and firestopping projects on site.
- Plan, coordinate, and supervise subcontractors and labour teams.
- Ensure all works are completed to specification, drawings, and installation guidelines.
- Monitor project progress against programme and report updates to senior management.
- Manage site logistics, delivery schedules, and site organisation.
Health, Safety & Compliance
- Enforce strong site safety culture and maintain full compliance with CDM Regulations.
- Carry out daily briefings, toolbox talks, and site inspections.
- Ensure cladding and firestopping works comply with:
- Building Regulations (particularly Part B - Fire Safety)
- Manufacturer specifications
- Fire protection installation standards (e.g., FIRAS, IFC requirements)
- Maintain accurate site records, permits, RAMS, and QA documentation.
Quality Assurance
- Conduct inspections and checks to guarantee installation quality of all cladding, façades, firestopping and associated components.
- Manage and sign off QA/hand‑over documentation, including photographic evidence.
- Work closely with the design/technical teams on any required changes or clarifications.
Stakeholder & Client Management
- Act as the primary point of contact on site for clients, consultants, and residents (if working in occupied buildings).
- Attend and contribute to progress meetings.
- Resolve issues promptly and professionally to maintain strong client relationships.
Skills & Experience Required
Essential
- Proven experience as a Site Manager within cladding, façade, or fire‑remediation projects.
- Strong understanding of rainscreen systems, insulation, cavity barriers, and firestopping products.
- Working knowledge of Building Regulations, fire safety compliance, and relevant installation standards.
- Excellent leadership and communication skills.
- Ability to read technical drawings and interpret specifications.
- Strong organisational and problem‑solving abilities.
- Proficient with site reporting and basic IT (e.g., MS Office, site management software).
Qualifications
- SMSTS (Site Management Safety Training Scheme)
- CSCS (Manager or relevant level)
- First Aid at Work
- Fire safety or passive fire protection training (e.g., FIRAS awareness) - desirable
- Relevant construction/engineering qualifications - advantageous
